Did  you know that any capital improvements can be passed on to your residential tenants? You are allowed to “Pass-Through” 50% of any of your Capital improvements(i.e new roof, exterior paint job, etc), over ten years to your residential tenants. For mandatory seismic retrofits, you are allowed to pass on 100% of the costs(plus interest) over 20 years.
